What is the minimum investment amount?
As of September 2024, the minimum investment for properties converted from commercial to residential use is €250,000. The property must meet specific eligibility criteria — including the nature of the conversion and compliance with current regulations.

Do I need to live in Greece to keep my residency?
No. There is no physical presence requirement in Greece to maintain your Golden Visa. You are free to live wherever you choose.

Can Golden Visa holders work in Greece?
No. The Greece Golden Visa does not include the right to work. Work permit rights are available only under the Latvia Golden Visa programme.

Can Golden Visa holders set up a company in Greece?
Yes. Golden Visa holders can establish and operate a business in Greece while continuing to run their existing operations in another country.

Can I live in another EU country with a Greek Golden Visa?
No. The Greek Golden Visa grants free movement within the Schengen Area but does not confer the right to reside in another EU member state.

Does the Golden Visa lead to Greek citizenship?
Yes, it can. Citizenship requires at least 7 years of continuous legal residence in Greece (a minimum of 183 days per year), plus additional integration requirements such as a language and culture examination.

Can I apply before construction is complete?
Yes. Applications can be submitted for off-plan properties, provided a notarised purchase agreement has been signed and full payment has been made and legally documented.

Can my children attend Greek state schools?
Yes. Golden Visa holders and their family members have access to the Greek state education system.

Can two people invest together and co-own the title?
No. Only one primary investor (the registered title holder) may apply. A spouse and children can be included as dependent family members.

Can adult dependent children be included in the application?
Yes, subject to the submission of appropriate documentation that is recognised by Greek authorities.

What happens to my children's status after age 21?
Once they exit dependent status, they will generally need to apply for a different type of residence permit unless specific qualifying conditions apply.

Can my visa be cancelled due to law or policy changes?
No. Investors who have signed a purchase agreement and paid a 10% deposit are protected under a grandfather clause — the rules in force at the time of signing continue to apply to them.

Can Turkish citizens buy property anywhere in Greece?
No. Turkish nationals face restrictions on purchasing property in border zones and certain islands due to national security legislation. Ministry of Defence approval may also be required and is not guaranteed.

Can I buy a cheaper property with a "cash back" arrangement?
No. Cash back arrangements are considered illegal under Greek law. If detected by authorities, your visa will be cancelled.

How long does the Golden Visa process take?
Processing time is typically 8–12 months from application, subject to the workload of the relevant immigration office and provided all documentation is complete and correct.
